ELIZA Darling Point Secures Landmark Section 4.55 Approval

Skyland Group has secured a landmark Section 4.55 approval for ELIZA Darling Point, unlocking an exceptional six-storey, six-residence scheme within a four-storey planning framework.

Skyland Group is proud to announce that ELIZA Darling Point has received approval for a landmark Section 4.55 modification, marking a significant new chapter for one of Sydney’s most distinctive boutique luxury developments.
Approved by the Woollahra Local Planning Panel on 18 June 2026, the modification expands the previously approved five-residence scheme to six residences and introduces an additional upper level. The result is an exceptional six-storey approval where the applicable Low and Mid-Rise Housing planning standard contemplates four storeys.
The achievement is particularly significant because the approved design remains compliant with the maximum 17.5-metre building height and 1.5:1 floor space ratio, delivering approximately 1,187.7 square metres of approved gross floor area. Through careful architectural planning, the lower level sits substantially below the street while the uppermost level is recessed, allowing ELIZA to retain a refined four-storey presentation to Eastbourne Road.
Designed in collaboration with BMHP Group, the approved scheme comprises six generously proportioned residences with private outdoor spaces and pools, supported by 11 conventional basement car spaces. Its sculptural curved facade, expansive interiors, sweeping harbour outlooks and carefully considered material palette reflect Skyland Group’s commitment to creating residences with the scale and amenity of a private home.

The approval follows ELIZA Darling Point being named Best Luxury Boutique Apartment Development (New South Wales) at the 2025 PropertyGuru Asia Property Awards Australia.
